Once that is clear, the rest of the decisions become easier: land size, room count, finish level, security, maintenance, and budget. A vague dream can become expensive very quickly. A clear brief protects the dream.

Verify before you fall in love

A beautiful plot or house can still carry problems. Before you commit, check the title context, access road, drainage, neighbourhood pattern, and whether the location suits how you will actually use the property.

For buyers abroad, this is where having a trusted team on ground matters. You need photos and videos, yes, but also judgement. Someone should be asking: does this make sense, or does it only look good on WhatsApp?

Agree how updates will work

Weekly updates beat random panic. Ask for a simple rhythm: photos, short videos, budget status, next decisions, and any risks. The goal is not to flood you with information; it is to keep you calmly in control.

Also agree who can approve changes. Small changes made casually on site can become big costs later. Your project should have one clear decision path.

Make money movement boring

Payments should follow milestones, not pressure. Tie releases to agreed stages and keep records of what each payment covers. Boring paperwork is a wonderful thing when you are thousands of miles away.

A good partner will not make you feel awkward for asking questions. Transparency is not a favour; it is part of the job.
