Before You Buy a Home in Lagos: A Calm Buyer’s Checklist

From title context to traffic, drainage, estate management, and true renovation cost, here are the checks worth doing before you say yes.

Before You Buy a Home in Lagos: A Calm Buyer’s Checklist

Look beyond the fine photos

A good listing should make you interested. It should not make you switch off your judgement. Before buying, ask what is included, what is unfinished, and what condition the building systems are in.

In Lagos especially, two houses can look similar online and live very differently in real life. Access, drainage, power arrangements, estate rules, and maintenance culture all matter.

Ask about title and approvals early

You do not need to become a property lawyer, but you do need to know what you are buying. Ask for title context and let qualified professionals review the documents before money moves too far.

If the response is vague or rushed, slow down. Good opportunities can handle sensible questions.

Visit like someone who will live there

Try to understand the area at different times of day. What is traffic like? What happens when it rains? How close are schools, shops, hospitals, and daily essentials?

For diaspora buyers, a trusted viewing representative can help here. They should not only show you the pretty angles. They should show you the road, the drains, the surrounding buildings, and the things you would notice if you were standing there yourself.

Budget for the first six months

Purchase price is not the whole story. Plan for legal review, moving, light improvements, generator or inverter needs, security, service charges, and early maintenance.

A home that fits your budget on paper should also fit your first few months of real ownership.
